I am looking for an assistant to call a list of property owners of potentially distressed properties to find those interested in selling their properties at a discounted price. I am looking for properties that need work to get them into marketable condition. I am a real estate investor and I buy houses at a discounted price and either resell them to a rehab contractor or rehab the houses myself.
The campaign will consist of cold calling owners from a list provided by me. It will also include the assistant logging into my property account and performing searches for properties, refining the list to target those most likely to be willing to sell their properties at a discounted rate, and obtaining owner's phone numbers and property information. At that point, the assistant will gather all pertinent information from the property owner and forward all information to me to call the potential seller and extend an offer. I will need consistently 10 to 12 solid leads per week to generate 1 property purchase.
In addition, I will need from time to time, someone to generate mailing lists and manage post cards mailed to homeowners. These would be probate properties and/or pre-foreclosures. After the post cards are sent, I will need someone to follow up on the mailings via phone calls to ensure they received the post card and determine their motivation in selling the property.
You would be calling between the hours of 10:00 am cst (US) and 2:00 pm cst (US). The leads will be entered on a website you will have access to and I will work the leads to purchase the properties. Any properties bought and sold as a result of your lead generation will be paid a bonus. I will pay a base hourly rate of $3.00 and the hours will be 4 hours per day, 6 days a week. The bonus will be 2% of profit per lead that I can buy and sell a property. The bonus will be between $200.00 and $400.00 and will be paid when the property sells and I receive the profits on the properties.
