The agent will be paid for completion of a Real Estate Seller Interview form. To do this successfully, the Outbounder must be friendly/kind/caring and convey by the way they interact with the potential seller that we are nice people who are worthy of their trust.
There will ALSO be a $200 bonus when I buy a house as the result of the Outbounder completing the form.
It should take 15 minutes or so to complete the form.
This is not cold calling. The people you will be calling are people to whom I have sent direct mail to let them know that I am interested in buying their house. If they are interested in selling, they call the phone number on the postcard.
Currently, the calls have been going to an answering service. They ask just a just a few questions and forward the message to me by email. I call the sellers back and complete the interview form myself and make a decision about whether or not to go look at the house and make an offer to buy it.
I have been getting busier with my other tasks, and at this point I need someone to "replace" me so far as calling people back and collecting their information.
The Outbounder who does this work will:
1) Call the potential seller back.
2) Explain that the Outbounder is calling to find out about the house they want to sell (and about their situation).
3) Collect the information in a friendly, personable manner.
4) Let the seller know you will send the information to me and I will get back with them.
The Outbounder will also do regular follow up calls:
Many people who call will not sell their house to us right away. There are a significant number of people who will eventually sell to us if we just call them back once a month or so until they are ready to sell to us at the price and terms we are offering. These calls will usually brief, and serve to let the person know that we are still interested, etc. These calls also serve to establish a bit of relationship over the phone, so when they do decide to sell, they will not be as likely to look for another buyer.
For the Outbounder, the follow up of these leads will be like farming. They plant the "seeds" when they do the initial form. They do the brief follow up calls to nurture their "bonus farm" until people sell us their house and the Outbounder harvests the money from the bonus. (The bonus is still paid if we buy the house after just the initial contact.)
I do have a brief training program in place for the Outbounder.
My goal is to buy about a house a month, if not more. Right now I only get about 5 calls a week, but this will go up after I get an Outbounder and can send out more mail, generating more leads and calls.
At this point, I have some old leads that need to be called, as well.
